  • Non- Antiguan Nationals require a non-citizen landholder license (link to a copy of the license) for 5% of the value of the property. This can take up to 4-6 months for approval.
  • Transfer fees are 2.5% buyer and 7.5% seller
  • Legal fees are on average 1-2%.
  • Financing is available through various banks on the Island. Interest rates generally range 10-13%.
  • An additional 3% government tax applies to all non-Nationals.
  • Most properties are Freehold / Free Simple.
  • Commissions are negotiable, but generally range in the 5%
  • Property Insurance is approximately 2% of value Insured.

Buying Land

Purchasing land offers the buyer the advantage of lower costs and personal design/decorations. Property Development/Custom Home Building costs are estimated at US$150 – $350 per square foot, plus additional cost for landscaping or pool.
